Via an access to information request, Les Amis obtained the comments submitted to the Ville’s online survey regarding rue de la Colline.
Citizen comments indicate strong opposition to permitting multi-family housing (H-4) on a street zoned for single-family homes (H-1). The opposition is organised around five themes: Neighbourhood Compatibility; Impact on Quality of Life; Property Values; Procedural Fairness; Zoning and Planning.
Our position: Les Amis opposes the proposed 12-unit housing project on rue de la Colline; developers should build multi-family housing (H-4) in areas already zoned for this specific use.
The Ville should identify land that will be acceptable for higher density rather than proceeding piecemeal. At a minimum, the recommendations of the Ordre des urbanistes du Québec should be implemented by the Ville, such as the adoption of a “framework resolution” as a preliminary step before resorting to Bill 31.
